25 Year Recertification

A 25-year recertification in Florida is a mandatory inspection process required for buildings after 1998, three stories or higher, located within three miles of the coastline. This recertification is governed by various laws and regulations, including the Florida Building Code and the Miami-Dade County regulations. Our company will ensure compliance with these regulations by delivering comprehensive Recertification Reports, prepared by certified Florida professional engineers, to the appropriate authorities.

30 Year Recertification

The 30-Year Recertification is a mandatory inspection process for buildings reaching the 30-year mark. All buildings constructed on or after 1993 must undergo a recertification inspection at the 30-year milestone, and subsequently every 10 years. However, certain types of buildings in Florida are exempt from this requirement, such as single-family residences, duplexes, and smaller buildings meeting specific criteria. These exempt buildings include those with an occupant load of 10 or less and a gross area of 2,000 square feet or less.

10 Year Recertification

This kind of inspection is often required by building codes or regulations to make sure that older buildings stay safe for people and meet current standards. The 10 Year Recertification process comes into play after a building has already passed either a 25 Year Recertification or a 30 Year Recertification. It’s like a regular check-up for buildings, happening every ten years, where we assess everything from the structure to the electrical systems, applying the same analyses and methodologies as in the other inspections to ensure public safety and prevention of structural failure.

Structural Integrity Reserve Study

The Structural Integrity Reserve Study (SIRS) is a mandatory requirement for buildings with three or more stories in various counties of Florida, including Miami-Dade, Broward, and Palm Beach. This forward-thinking assessment combines structural engineering and financial planning to provide in-depth insights into a building’s foundation and framework. By evaluating the expected lifespan and replacement costs of key structural components, the study offers a financial roadmap to manage future replacements without disrupting the budget.

Milestone Inspections

Milestone Inspections are specific inspections mandated by Florida law. These inspections, conducted by licensed engineers, assess the life safety and structural adequacy of Condominium and Cooperative buildings, except in Broward and Miami-Dade counties where the Building Recertification program extends to commercial and residential buildings of three stories or more. Buildings with certificates of occupancy issued before July 1, 1992, require an initial Milestone Inspection by December 31, 2024. If substantial structural deterioration is identified during the initial inspection, a second phase, known as “Phase 2,” is necessary, involving supplemental testing and remedial actions to ensure safety and structural integrity.
